The Fosini estate spreads over three communes and three provinces: Radicondoli (Si), Montieri (Gr) and Castelnuovo Val di Cecina (Pi) with a total surface area of almost 2000 hectares and an average elevation of 650 m. 90% of the Fosini estate (Tenuta di Fosini) is woodland, the rest is pasture and arable land. The farm holding had experienced long periods of abandonment, with severe risks for its valuable natural environment. The present Owners, who are part of a large industrial group, have chosen to upgrade the estate with a complex, comprehensive project. The project includes upgrading the estate’s agricultural activities (planting new vineyards, reorganising the wooded areas, dealing with the upkeep of estate roads and land) and the estate building stock, with the renovation of long-abandoned farm buildings. The Tosi Practice was involved in the latter part of the project. The estate’s distinguishing features were discussed with the Owners to decide which of the farm buildings was to be given priority in sequencing the restructuring activities and which featured outstanding environmental value elements that could be further enhanced. Reuse projects were developed for two farm complexes (Tre Colli and Salicastro), each comprising a main building and several outbuildings; a swimming pool was built for each of the two complexes and the area around the buildings was subjected to environmental rehabilitation. The Practice also redeveloped the headquarters of the farming estate to include employee accommodation facilities, agricultural equipment sheds and wine tasting rooms.
